General Advice Warning: The information and calculator results on this website are general information only and do not take into account your objectives, financial situation or needs. Before acting on any information, consider its appropriateness to your circumstances and, where relevant, read the Product Disclosure Statement (PDS) and Target Market Determination (TMD) for any product. MAFHH INTERNATIONAL LTD does not hold an Australian Financial Services Licence or an Australian Credit Licence.
1. Who we are
AUFinanceCalculators.com is a free educational website operated by MAFHH INTERNATIONAL LTD.
- We do not hold an Australian Financial Services Licence (AFSL) and are not an authorised representative of a licensee.
- We do not hold an Australian Credit Licence and do not provide credit assistance, arrange loans or act as a mortgage broker.
- We are not a registered tax agent or BAS agent under the Tax Agent Services Act 2009.
- We are not a bank, authorised deposit-taking institution (ADI), lender, insurer, super fund or conveyancer.
- We do not receive commissions from lenders, brokers, insurers or product issuers for anything shown in our calculators.
2. Not personal financial, tax, credit or legal advice
Nothing on this site is personal advice within the meaning of the Corporations Act 2001 (Cth), credit assistance under the National Consumer Credit Protection Act 2009 (Cth), or a tax agent service under the Tax Agent Services Act 2009 (Cth). We do not recommend any financial product, lender, insurer or super fund.
3. Generic calculators and their assumptions
Our tools are intended to be generic calculators of the kind described by ASIC in ASIC Corporations (Generic Calculators) Instrument 2016/207. In line with that approach, each calculator:
- explains the assumptions it relies on, and lets you change key inputs where practical;
- does not promote or refer to any particular financial product or issuer;
- states that the result is an estimate and should not be relied on as the sole basis for a decision;
- shows the date its rates were last reviewed and links to the official source.
4. Results are estimates
Results depend on the information you enter and the assumptions in each tool. They may not reflect lender fees and policies, your full tax position, offsets, levies, concessions you may or may not be eligible for, or law changes after our last review. Actual amounts charged by the ATO, a state revenue office, your lender or your super fund may differ.
5. Topic-specific notes
- Stamp duty and property: transfer duty, concessions and surcharges are set by each state and territory revenue office and are assessed on the facts of your contract. Confirm eligibility for any first home buyer concession or grant with the relevant revenue office before exchange.
- Income tax, Medicare and HECS-HELP: figures use published ATO rates and thresholds but your assessment depends on your full return. A registered tax agent can advise on your circumstances.
- Superannuation: contribution caps, Division 293 and preservation rules are complex. Exceeding a cap can result in extra tax. Check with your fund or a licensed adviser.
- Home loans and borrowing power: lenders apply their own credit policies and APRA’s serviceability buffer differently. A borrowing estimate is not a loan approval or an offer of credit.
- Investing: past returns are not a reliable indicator of future returns. Investment values can go down as well as up.
6. When to see a professional
Get personal advice before large or hard-to-reverse decisions, such as buying property, salary sacrificing, making extra super contributions, setting up a trust or SMSF, or refinancing. You can check an adviser’s licence on ASIC’s Financial Advisers Register via Moneysmart’s guide to choosing a licensed adviser, and a tax agent on the Tax Practitioners Board register. Free, independent guidance is also available at Moneysmart.
7. Advertising and independence
The site is funded by display advertising, which may include ads served by Google. Advertisers have no influence over calculator logic, results or editorial content. We do not accept payment to feature or rank any product, and we do not receive commissions from lenders, brokers or product issuers. If this ever changes, we will clearly disclose it on the relevant page.
8. External links
Links to government and third-party websites are provided for convenience. We are not responsible for their content, accuracy or availability.
9. Liability
To the extent permitted by law, including the Australian Consumer Law, we accept no liability for any loss arising from reliance on this website. See section 7 and 8 of our Terms of Use.
